Eight weeks out: find your number
Nobody knows what a house move costs, and that is the problem. You get a range from a comparison site, a different range from a mate who moved last year, and a figure from a mover that comes with conditions.
Volume is what settles it, and volume is not a mystery. It is your sofa, your beds, your wardrobes, the white goods, and the two places everyone forgets until the morning: the loft and the garage.
The tool walks you through it room by room. It converts the list into cubic metres, matches that to a van and a crew, adds your distance, and puts the written quotation on screen.
Count it yourself first if you like. A three-seater sofa is about 2 cubic metres. A double bed and mattress, another 2. A double wardrobe, 1.5. A medium box is 0.06, so around 17 boxes to the metre.

Six weeks out: book it, but not too early
Exchange first, book second. That order matters more than any other decision in this list.
Before contracts exchange your completion date is an intention, and intentions slide. Book the van against one and you are rebooking a fortnight later, usually into a worse slot.
Once the date is legally fixed, move quickly. Fridays and month ends disappear first across Wearside, and the summer books out weeks ahead.
Four weeks out: sort the parking
Where the van stands decides how long your day takes. Not the size of your house, not the number of boxes. Where the van stands.
Park outside the door and a two-bed is out in two hours. Park sixty yards back and the same job stretches into the afternoon, because every single item you own now makes that journey on foot.
Sunderland City Council can suspend bays or issue a dispensation where restrictions apply. The application runs in working days, not the same afternoon, so it goes on the list now rather than the week of the move. Through the city centre and the permit parking zones near the university, short-stay bays are no use at all.
Terraced streets take the same thinking. Off Chester Road, through Hendon and Millfield, there are no driveways, so the van goes on the road or down a back lane. Some of those lanes will not take a loaded Luton, and we would rather learn that from a map than from your doorstep at eight in the morning.
Two weeks out: what you do, what we do

You do the boxes, unless you would rather we did. Add the packing service when you build your price and the materials come with us.
One thing that saves an hour at the far end: label every box with the room it is going to, not the room it came from.
The night before
Pack one box and keep it out of the van. Kettle, mugs, tea bags, chargers, medication, a change of clothes, the kids' whatever-they-cannot-sleep-without.
Defrost the freezer if you have not already. Wet appliances go in vans badly.
Photograph the meters, and if you are renting, photograph every empty room. Five minutes now, and most deposit arguments never happen.
Moving day
The crew rings ahead, then walks both properties before touching anything. That walk decides the loading order and spots whatever is not coming through a door in one piece.
Then it goes in an order. Carpet protection down. Wardrobes and bed frames apart. Heavy furniture against the bulkhead and strapped. Boxes filling the gaps.
If you are on completion day, the clock is not ours. Funds usually move between midday and two, keys come from the estate agent after that, and until they do nobody is going anywhere. In a chain, everything travels in one load, because there is no going back for a second.
Keys in hand is the calmer day. Both properties open, job runs in stages, often cheaper.
And a Sunderland-specific one. Out at Roker and Seaburn the wind does something people underestimate. Wrapped furniture catches it and a mattress in a bag becomes a sail. When it is blowing off the sea, the light bulky items go on first and get out of the weather fast.
The questions worth asking any removal company
