How your South Shields home removal works, from quote to aftercare
From the fixed price you build online, to the welcome call, the consultation where we walk the property with you, moving day itself, and the call afterwards.
Every booking covers the van, the crew, loading, transport and unloading at your new address, with £50,000 of goods in transit cover behind it. Standard covers loading, unloading, blanket wrapping and bubble wrap. Premium adds the packing materials, the packing itself, dismantling and reassembly. You pick one on screen before you see a price. In South Shields that choice usually turns on one thing — whether you are coming out of a Tyneside flat, where the stairs decide how much has to come apart.

What happens on moving day?
The crew rings ahead and walks both properties before a single item is lifted. That walk fixes the loading order and settles the question that decides a South Shields morning: what is coming apart, and on which landing.
Westoe and the town-centre terraces throw up the same problem most weeks. A Victorian staircase with a half landing will not take a double wardrobe in one piece. It comes apart on the landing and goes back together upstairs, and knowing that in advance is the difference between a smooth morning and a stuck one.
Completion day runs on the solicitors’ clock rather than ours. Funds usually move between midday and two, keys follow from the agent, and nothing leaves until they land. In a chain everything travels in one load, because there is no going back for a second run. On a move inside the borough the driving is the short part — Westoe to Harton is minutes — so it is the waiting that stretches the day, not the distance.
Keep one box out of the van entirely — kettle, mugs, chargers, medication and a change of clothes. It travels with you.
At the new property we put furniture and boxes in the room you want them, not stacked inside the front door. Label each box with the room it is going to and the crew works from the label. In the upstairs half of a Tyneside flat, or a third-floor seafront apartment, that is the difference between unpacking and carrying the whole load twice.
Before the crew leaves, we walk the property with you and check the move we agreed is the move that has been done — nothing left on the van, furniture where you asked for it, and anything we took apart put back together.

Always 10% less
One-bedroom home removals in South Shields start from £200. Your own figure comes from three things: how much you are moving, what the access is like at both ends, and how far it is going. It locks before you book, so the number on screen is the number you pay.
Volume matters more than bedroom count. A three-bed in Harton with a full loft, a garage and a shed can hold more than a four-bed where the storage is empty. Bedrooms are a rough guide. Cubic metres are the actual measure, and you can estimate your own before you start: a three-seater sofa is about 2 cubic metres, a double bed and mattress another 2, a double wardrobe 1.5, and a medium box roughly 0.06 — around 17 boxes to the cubic metre. One Luton holds 20.
Access is the second lever, and the one most quotes ignore. The upstairs half of a Tyneside flat has its staircase directly behind its own front door, so there is no hallway to turn a sofa in and no way to take the corner without standing it on end. A permit bay two streets back in Westoe adds that carry to every single item. Neither of those shows up on a form that only asks how many bedrooms you have.
Distance is the third. Westoe to Harton costs less than the same load going down the A19 to Middlesbrough. Crossing the Tyne Tunnel or running out on the A194 changes the journey, not the care taken with your things.
A firm price quoted without a single question about volume, access or distance is a guess, and the guess is what moves on the day. Ask what is not in the number, too: stair or long-carry surcharges, waiting time while a chain completes, fuel and Tyne Tunnel tolls, packing materials billed afterwards, and the minimum-hours charge that comes with an hourly rate. Ours carries none of them. It is worked out against the table beside this — same bedrooms, same packing choice, ten percent less, then locked.
Meet our crew
Your move is carried out by our own trained crew, in our own vans. YourVans does not subcontract work to a third party, so the team at your door is the team we employ and train. That matters more than it sounds. Marketplace platforms match your job to whichever operator bids for it, and you often do not know who is coming until the van pulls up. Here you are booking a company, not a listing.
Which Areas ofSouth Shields Do We Cover?
Every postcode below is a street we already plan around. What changes between them is the access, not the care.
Victorian terraces with no driveways, conservation area frontages, and controlled parking zones around the town centre.
Wider estate roads and generally good van access, with longer carries on some seafront properties.
Permit parking, listed frontages and tight turning. The van cannot simply stop outside, so we plan the bay before moving day.
Summer and event weekends clog both ends of the street. We start early on those jobs rather than arriving into the queue.
Exposed wind on the seafront will take a mattress out of your hands. Upholstery goes covered and we bring extra hands.
Minutes from our yard on Rolling Mill Road. Cross-borough runs to Cleadon, Whitburn and the Boldons are routine.
What size van does a 3-bed house move need?
Van size is set by the volume on your inventory, not by the number of bedrooms. A Luton holds 20 cubic metres and handles most one and two-bed moves. Larger homes need a bigger vehicle, or a Luton running twice — which is often the sensible answer here, because so many South Shields moves are a couple of miles apart.
Crew scales with it — two crew as standard, three once the move goes past 30 cubic metres. Some South Shields streets decide the vehicle for us. The terraces around Westoe and Tyne Dock have no driveway, and the back lanes are often the better load. We check the approach at both ends before allocating a van, not on the morning.
Moving out of the town?
We move out of South Shields daily. Jarrow, Hebburn, Sunderland, Gateshead and Durham are routine runs, and the A19 and the A194(M) put the A1 within easy reach for anything longer. We cover moves up to 150 miles. Cross-river jobs go through the Tyne Tunnel at Jarrow, and the toll and the queue are priced in before you see the figure rather than added to your bill afterwards.
Our yard is on Rolling Mill Road in Jarrow, a real address rather than a coverage area. See our Jarrow home removals service.
Where we set off from forSouth Shields moves
Our yard is a real address you can visit, not a coverage area on a map.
Jarrow Business Center, Viking Industrial Park, Rolling Mill RoadJarrow, Tyne and Wear NE32 3DTUnited KingdomWhen should I book, and what do I need to sort first?
Book once contracts have exchanged and your conveyancer has confirmed the date. Before exchange a completion date is an intention, and an intention that moves means rebooking the van.
Twenty-four hours’ notice is our minimum, so a completion that slips late is not the end of it. You can change your date up to 24 hours before, and cancel free up to 48 hours before. Fridays and month ends go first, and in South Shields so do summer weekends — anything loading near Ocean Road or the Sandhaven seafront is competing with visitor traffic for the same kerb.
Parking is the job before the job
South Tyneside Council can suspend bays for a removals vehicle — call the Parking Team on 0191 424 7900 as soon as your date is fixed. Streets in a Resident Permit Scheme need a suspension or a visitor permit. Get it wrong on the morning and you collect a penalty charge notice on top of a delayed move, which is an expensive way to save a phone call.
Town-centre and seafront flats
One more phone call before the day. Book the goods lift with your building manager and check what loading window you are given. Without it, everything comes through the main entrance and up the communal stairs, and the day stretches by hours.
What insurance covers my belongings?
Every booking carries £50,000 of goods in transit cover as standard, with public liability alongside it. Goods in transit covers your belongings while we have them; public liability covers the building — a scraped bannister on a Westoe staircase, a gouged floor. Neither is an add on at checkout.
If one item is worth more than the per-item limit in our terms — a piano, jewellery, something you could not replace — tell us at consultation and we will go through the additional cover options before your date, not after something has happened.
Ask every firm you are comparing for both figures, and for the per-item limit as well as the headline number. They are different, and the second one is the one that pays out.
What’s included in yourSouth Shields home removal
A marketplace sells your job on to whoever bids for it. We build the inventory with you instead, so nothing is missed and you are not paying for space you do not need. That happens on a call, or at the property if the move is large or the access is awkward — and from our yard in Jarrow, coming to look at an NE33 or NE34 address costs us minutes rather than a morning.
Most customers here pack their own boxes and leave the furniture to us, which keeps the price down. That is Standard. Premium brings the materials and the packing with it — boxes, tape, bubble wrap and wardrobe cartons — plus the kitchen, the fragile things most people dread, the dismantling and setting the house up at the other end. Nothing is billed to you afterwards either way.
Packing yourself? Five things make the day quicker. Go room by room and label every box with the room it is going to, not the one it came from. Keep documents, medication, keys and valuables with you. Clear the hallway, the stairs and both doorways. Tell us if anything has changed since your consultation — furniture, access, parking or the date. And make sure the new property is open, with a route in and somewhere the van can sit.
Do not worry if the house is not perfect on the morning. Almost none are, and the consultation exists so the plan is built around your actual circumstances. If your dates leave a gap between houses, we do not run our own storage — book a local self storage unit, give us its postcode as the delivery address, and the second leg into the new house is booked as a separate move.

What do we move during aSouth Shields home removal?
Standard household loads are the bulk of it, but South Shields throws up more than its share of awkward ones:
- Pianos, safes, American fridge freezers and gym equipment. We move all of them alongside a normal household load, but tell us at inventory stage rather than on the morning — heavy specialist items change the crew size and sometimes the kit we bring.
- Tyneside flats. The staircase sits directly behind the front door, so a three-seater has to go up on its end or come apart. We settle which before the day rather than finding out on the step.
- Westoe and the conservation streets. Listed frontages, tight turning and permit bays. The van cannot simply stop outside, so the bay is arranged in advance and the carry is planned into the time.
- Seafront and Leas properties. The wind off the coast will take a mattress out of your hands. Upholstery travels covered and we bring extra hands rather than fighting it with two.
- Your floors, walls and bannisters. Carpet protection goes down before anything moves, and doorways, stair spindles and corners on a Victorian staircase are covered before the first item comes down them.
- Lawe Top and the steep streets. The gradient means the carry is longer and higher than the frontage suggests, which is a crew-size question, not a goodwill one.
- Garages, lofts, sheds and garden furniture. They are what turn a “small” three-bed in Harton into a bigger load than the bedroom count implies. Put them on the inventory.
- What we do not do. We are a removals company, not a clearance firm. We do not clear properties or take away waste. If that is the job, a house clearance company will serve you better than we will.
Comparing quotes? Ask every firm the same four questions: where are you actually based, is the crew employed by you or sold on to a subcontractor, what are your goods in transit and public liability figures, and is dismantling in the price. Ours are Rolling Mill Road in Jarrow, employed, £50,000 with public liability alongside, and a Standard or Premium choice you make on screen. Whatever you are moving, YourVans is ready to make your South Shields move a planned one.

Which South Shields LandmarksChange How a Move Runs?
Landmarks matter to us as access problems, not as scenery.
Ocean Road and the Sandhaven seafront
Both clog in summer and on event weekends, so we start early on those streets rather than arriving into the queue.
Littlehaven, Trow Rocks and the Leas
Properties here load into an exposed wind that will take a mattress out of your hands. Upholstery goes covered and we bring extra hands.
The Word and the Market Place
The streets around them are pedestrianised or restricted, which changes where the van can legally stop.
Arbeia and the Lawe Top
The gradients are steep and the terraces are tall, so the carry is longer and higher than the frontage suggests.
Cleadon Hills, Souter Lighthouse and Marsden
Out here the lanes narrow and a loaded Luton needs a planned turning point rather than an improvised one.
What is the housing marketlike in South Shields?
South Shields is a renter’s market moving faster than its buyer’s market, and that decides who moves and when.
£157,000
Average house price, March 2026
Up 2.4% on the year, while the North East as a whole fell by 1.2%. The UK average was £268,000.
£142,000
Paid by the average first time buyer
A large share of the moves we do, and it usually means a flat or a terrace, packed by the customer, on a Standard booking.
+3.8%
Semi detached, over the year
While flats fell 2.4% across the same period. The mix pulls in two directions.
£723
Average private rent, April 2026
Up 6.1% from £681 a year earlier. Renting is rising faster here than buying.
The property mix pulls in two directions. Detached homes average around £307,000, semis around £186,000, terraces around £149,000 and flats around £92,000. Terraces and Tyneside flats dominate the stock, which is why shared front doors and half landings come up on so many of our jobs.
Rental moves cluster at month end and on the last Friday of the month, which is the busiest slot in South Shields. Book those dates early.
Where do people move toand from in South Shields?
Most South Shields moves are short and local. Westoe to Harton, a town-centre flat to a Horsley Hill semi, a terrace out to Jarrow. Four things shape the pattern.
Holborn Riverside
The former docks at South Shields have full consent for 300 new homes. Phases one and two delivered 135 houses and apartments, all sold and occupied. The final phase adds 47 homes from Keepmoat and 109 from Cussins, with 24 affordable homes through Bernicia. That is a steady flow of move-ins a few minutes from the town centre.
The college move
South Tyneside College and South Shields Marine School are relocating from the Westoe site into a new town centre campus with student accommodation. That changes where student moves start and finish, and it frees up a large site at Westoe.
Commuting out
Newcastle, Gateshead and Sunderland are all inside half an hour, and North Tyneside is one tunnel away. Plenty of people buy in South Shields on price and commute out, which is why cross-river moves through the Tyne Tunnel are routine for us.
Renters churning
With rents up 6.1% in a year, tenants move more often and on shorter notice, and landlords turn properties around faster between tenancies. That is why 24 hours’ notice matters more here than a two-week lead time.
